You are not allowed to live in the Caravan, nor use it as your only or main residential home. You can only use the Caravan for holidays and recreational purposes.

Individual fittings/appliances may be covered by separate warranties and not by the Caravan manufacturer’s warranty. We will give you details on request. Copies will be provided in your Caravan. Please remember that you may need to take steps to register each warranty.

This section may or may not include any additional add-ons to the sale of the caravan. Add-ons for example: 2x bottles of gas, 12 months insurance with Leisuredays, gas storage sheds, storage sheds, custom decking & skirting, and Wi-Fi installation (subscription purchased separately via Camping Connect).

In order to proceed with the purchase of the above static caravan holiday home (or holiday lodge), we will require a deposit of ten percent (10%) of the total purchase price shown above.

SUMMARY OF SOME IMPORTANT TERMS OF THE LICENCE

Agreement to Keep the Caravan on the Pitch

Agreement Period: The duration of the agreement period varies depending on the age of the holiday home/holiday lodge and the terms and conditions of the individual sale.

Start Date (Estimated): This is the date when you take possession of the caravan.

End Date: This is the date when your Licence Agreement expires.

Once the agreement period has expired, you must arrange with us for the Caravan to be removed from the park unless a new agreement is made. There is no obligation on either party to enter into a new agreement.

Pitch Fee: You must pay your pitch fees by the due date. The pitch fee amount is reviewed annually and may change following the procedure in clause 8 of the Licence Agreement.

The pitch fee contributes to running the Park year-round. Some work is visible during your stay, while other maintenance is done during park closure periods. Greenways and Green Meadow close for the entire month of January. Whiteford Bay closes for two weeks in January. Closure dates will be communicated with ample notice.

Transfer Fee on Resale: 15% of the selling price achieved, plus VAT. A minimum charge of £2,166.67 + VAT applies (index-linked to RPI from January 2024).

The "resale price" includes the caravan and any fixtures, fittings, or pitch property included in the sale, along with the remaining duration of the Licence Agreement.

Replacement Rights: You may only replace the Caravan following destruction by fire, natural disaster, or a similar incident.

Permanent Residence: The Caravan must only be used for holidays or recreational purposes. It is not to be used as your main residence. See clause 4.2 for obligations and clauses 11.1 and 11.2 for the consequences of breaching this rule.

Park Closure Dates:
Greenways & Green Meadow: Closed from 3rd January to 31st January
Whiteford Bay: Closed from the second Sunday in January until 31st January

Park Rules: You must comply with all Park Rules as part of the Licence Agreement. A copy is attached.

Insurance: You must insure your caravan as per clause 4.5, covering all specified risks and meeting the minimum requirements in clauses 4.5.1 and 4.5.2.

Hiring Out: Hiring out the caravan is not permitted under any circumstances.

Skirting: You must skirt your caravan with a solid wooden log lap surround. The style and design must be approved by us.

Terms and Conditions of Sale

We are pleased to accept your order as set out above. You are encouraged to take time to read all the details of this Purchase Agreement and the related Licence Agreement. If at any time you feel you need to seek the advice of your own counsel for clarification, we encourage you to do so.

If you decide not to proceed within five days from the date of this order, you may cancel by giving us written notice without penalty — unless you have already completed the purchase of the Caravan.

Where you cancel outside the five-day “cooling off” period, we reserve the right to recover our reasonable losses. These may be deducted from your deposit before returning any balance to you. If our losses exceed the deposit, we may ask you to pay the difference.

  1. We will notify you when the Caravan is sited and ready for use. Any completion date given is approximate. We are not liable for delays beyond our reasonable control. If a delay exceeds three months, you may write to us giving 28 days to complete the sale. If we do not, you may cancel and receive a full deposit refund.
  2. You must pay the balance of the Caravan purchase within 28 days after we notify you it is ready for use. If you do not:
    1. We may charge interest at 3% per annum above the Barclays Bank base rate (or Ulster Bank in Northern Ireland) from the due date until payment or cancellation.
    2. We may give written notice to complete the sale within 28 days. If you do not, we may cancel the contract and recover reasonable losses, deducted from your deposit.
  3. If VAT changes between the date of order and completion, the VAT amount will be adjusted accordingly.
  4. Ownership of the Caravan passes to you when the final balance is paid or when you collect the keys — whichever comes first. From this point, you are responsible for damage or loss and must have adequate insurance. Please check your Licence Agreement (clauses 4.5 and 4.6) for insurance obligations. We can advise on affiliated cover options.
  5. Any pre-installed decking or skirting is provided free of charge and not guaranteed. You agree to maintain any such installations in a safe and presentable condition during your Licence Agreement period.
  6. Any included storage shed(s) are your responsibility to maintain after purchase. Regular maintenance of hinges and locks is required to avoid rust or seizure. We are not liable for damage due to poor maintenance.
  7. These conditions do not affect your statutory rights regarding faulty or misdescribed goods. Contact your local Trading Standards Department or Citizens Advice Bureau for guidance.

Please ask us if you do not fully understand any term, or if you believe that you have agreed a term with us which is not recorded in this agreement.

We, the undersigned buyer(s), hereby acknowledge that this is a purchase agreement for a holiday caravan and that the caravan may not be lived in as a main residence. The address you, the buyer(s), have provided confirms that it is your only or main residential address.
