Site Fees & Payments
Site fees vary by park, pitch, and location. Factors like views, pitch size, and park facilities all influence the final cost.
Included in your site fees:
- General park maintenance
- Annual ground rent
- Facility upkeep and park developments
Note: Utilities and water are billed separately and not included in your site fees.

- Electric: Metered and billed based on usage
- Gas: Bottled propane ordered through us — keep two bottles on hand
- Water: Fixed rate billed annually, divided equally among all caravans
Ownership & Usage Rules
No, we do not allow subletting or renting of holiday homes. All caravans are for personal holiday use only by the registered owner and their immediate family or invited guests.
No, we do not currently offer seasonal touring pitches at any of our parks.
When your Licence Agreement reaches its end date, you’ll need to arrange removal of your holiday home from the park. Options include:
- Relocating to another park
- Selling to a caravan dealer
- Requesting our scrapping/disposal service if your caravan is no longer roadworthy
Utilities & Connectivity
Utilities are billed separately from site fees:
- Electric: Each caravan has its own meter — you're only billed for what you use, based on readings.
- Gas: Bottled propane — ordered through our head office. We ask that you keep two bottles on site (one in use, one spare).
- Water: Charged at a fixed annual rate. While we monitor usage by section, the cost is evenly split between all caravans on the park.
Yes. We partner with Camping Connect to provide Wi-Fi for new holiday homes.
- Equipment is installed by Camping Connect, typically within 2 weeks of order.
- Subscription costs around £180–£190/year, paid directly to the provider via their portal.
- The owner pays us £250 for equipment and installation coordination.
Council Compliance & Residency
No. Our parks are strictly licensed for holiday use only. This means your caravan must not be used as a permanent residence under any circumstances.
There are no fixed limits on how often you visit or how long you stay on holiday, but:
- You must maintain a separate primary residential address.
- We may occasionally request proof of your residential address as part of our compliance obligations.
- If you appear to be on-site too frequently, we may contact you to confirm your residency status in a kind and respectful manner.
Please note: Using your caravan as a primary residence may breach your Licence Agreement and local planning regulations.
No — holiday home owners do not pay council tax on their caravan.
However, this is only because your caravan is classified as a holiday residence and not a permanent home. Attempting to live full-time in your caravan may impact this status.
Insurance
Yes. All caravan owners are required to have valid insurance in place throughout their Licence Agreement.
Your policy must include:
- Public liability cover of at least £5 million
- New-for-Old cover for caravans up to 10 years old
- Market Value cover for caravans over 10 years old
We recommend Leisuredays Insurance. Their policies meet our park requirements and they provide us with data to help confirm cover.
If you insure through Leisuredays, you will not be charged our £35 + VAT annual admin fee for policy checking.
Yes — you’re free to use any insurer, as long as they meet our requirements.
If you use a different provider, you must submit proof of cover each year and will be charged our admin fee for verification.
Optional Extras & Add-ons
If your caravan doesn’t come with decking or a gas storage shed, we can assist:
- Contact us for decking options and recommendations
- We can provide a quote for a gas shed to match park standards
Licence & Ending Ownership
When your Licence Agreement comes to an end (usually after 15 or 20 years), you will need to remove your caravan from the park unless a new agreement is offered.
You’ll have a few options:
- Sell the caravan offsite or relocate it to another park
- Contact a caravan dealer to arrange a sale
- If the caravan is not in a resellable condition, request our scrapping/disposal service
We’ll always provide reasonable support and notice during this process, and your caravan must be removed in accordance with park procedures.
Yes, you can sell your caravan either off-site or on-site with our approval:
- Off-site sales: You’re free to arrange removal and sale through a dealer
- On-site sales: Must be approved by us, and the new owner will need to meet park criteria
- A transfer fee may apply depending on the sale and your agreement terms
